Typically, we will organise and conduct your building and/or pest inspection within a few days following your initial booking.

Upon the completion of your inspection, a comprehensive report accompanied by a range of photographs will be emailed to you within 24 hours, ensuring you have all the information you require to make the best property decision.

Payment is typically processed before we attend the inspection. We accept American Express, VISA and Mastercard credit card payments as well as direct EFT payments, cash and Bitcoin.

We service all areas of metro, outer Melbourne and regional areas.

Upon receiving your booking, our team will promptly coordinate with the real estate agent to secure access to the property on your behalf.

Hamley Home Inspections bring an unparalleled level of thoroughness and detail to every building and timber pest inspection. Our dedicated team meticulously examines each facet of the property, including:

  • The sub-floor:  We inspect the foundations, including footings, and scrutinise the subfloor components such as stumps, bearers, & joists for defect and signs of borers, fungal decay, or rising damp. Where a slab is in place we will walk the perimeter, checking for signs of heaving, subsidence or cracking.
  • Within the home: Every internal element undergoes a rigorous check - from walls, floors, and ceilings to doors and windows. We meticulously assess for leaks in all the wet areas, using highly specialised and technical equipment, including moisture meters and thermal imaging.
  • Roof cavity: Venturing into the roof cavity we evaluate the roof’s framing & insulation. Also checking further for leaks and damage.
  • Roof external: Roof coverage, drainage from the roof, cement pointing, vents, flues & gutters.
  • Perimeter of the building: The inspection extends to the property's exterior, examining brickwork/ cladding, windows, eaves, fascia, downpipes vents or weep holes.
  • Site:  Drainage, fencing, paths, driveways, retaining walls, decking, veranda’s etc.

We will then put all the information together and you will receive a detailed report that provides you with the confidence and knowledge to make an informed decision about the property.

Yes. Even in homes built on a concrete slab, obtaining a timber pest inspection remains imperative. Homes with external brick cladding often conceal a timber framework beneath, a material highly attractive to termites. Termites need merely a 1.7mm opening — be it through a crack in the slab or around plumbing entries to infiltrate the interior. A thorough inspection is crucial for early detection and prevention.

Yes. Opting for a friend's services might seem more cost-effective at first glance, but this approach carries hidden risks. A lack of specialised knowledge about the construction complexities of your specific building, combined with the potential absence of proper equipment for conducting pre-purchase inspections together with their inability to provide a report that complies with the standards and any sale special conditions, might lead to unforeseen issues.

Furthermore, without a standardised inspection process in place, any problems discovered later on could not only compromise the integrity of your property but also strain the relationship. Common property defects include water leaks. This can occur from the roof, bathrooms, general plumbing failures or poor site drainage.  Poor drainage leads to footing movement and rising damp. This also causes wall cracking, internal door and window frame deflection as well as slab heave in the extreme.

Unlike Hamley inspectors, most pest and building inspectors are not registered builders. This is important when signing a contract since it often forms a condition of the agreement. We've designed our own reports so that they're easy to read, follow and understand, and have been perfecting our highly systemised and thorough inspection process for years.
